Privacy Policy

1. Introduction

SimplySell ("we," "us," or "our") publishes a read-only catalog of Pag-IBIG foreclosed property listings sourced from publicly available data. The Service is informational — there are no accounts to create, no forms to submit, and no way to send messages to us or any third party through the site.

We process the minimum information needed to operate the site, in compliance with Republic Act No. 10173 (the Data Privacy Act of 2012) and its implementing rules. Privacy questions can be sent to simplysellph+legal@gmail.com.

2. What We Don't Collect

To make our scope explicit: the Service does not ask for and does not collect any of the following.

• Names, email addresses, phone numbers, or other identifiers.
• Account credentials — we don't offer accounts or social-login integrations.
• Property listings or photos submitted by users.
• Inquiries, messages, or contact-form submissions.
• Precise location (GPS) data.
• Cookies of any kind, or advertising and marketing pixels.

3. What We Do Collect

a) Theme preference

If you switch the site between light and dark mode, your choice is stored in your browser's local storage on your own device. This is a single key (theme) and never leaves the browser. Clearing your site data removes it.

b) Server request logs

The Service runs on Cloudflare Workers. Cloudflare receives and processes each request to operate the site (TLS termination, edge caching, DDoS protection). Cloudflare's edge may retain standard server-log fields — IP address, timestamp, request URL, user-agent string, and response status — for limited operational and security purposes. We do not directly store, analyze, or correlate these logs with any user identity. Cloudflare's handling of this data is governed by its own privacy policy.

c) Usage analytics

To learn which pages and listings are useful, we measure how the site is used with two tools. Neither sets cookies or stores anything in your browser, so there is no cookie banner.

• PostHog records the pages you view, how far you scroll, the links and buttons you click, the searches and filters you use on the listings page, and the loan calculator inputs as broad ranges (for example "₱1M–2M"), never exact amounts. It also records your browser, device type, and the referring site. To count visitors without cookies, PostHog combines your IP address and browser user-agent into a one-way hash with a secret that changes every day, so the same visitor cannot be recognized from one day to the next. Your IP address is then discarded: it is not stored and is not used to work out your location. Events are sent through our own domain and processed by PostHog on servers in the United States.
• Cloudflare Web Analytics counts page views and page load performance without cookies.

We use this data only in aggregate, to improve the site. It is never sold, never used for advertising, and never combined with any other information about you.

4. Source of Listing Data

Property listings shown on the Service originate from Pag-IBIG Fund's publicly published foreclosure auction information. We collect this data through automated scraping of public sources and re-display it for browsability. We do not maintain a contractual or affiliate relationship with Pag-IBIG Fund; the listings are public-record information re-presented in a more navigable form. Listings may be out of date, withdrawn, or incorrectly transcribed — see the Terms and Conditions for the data-accuracy disclaimer.

5. Third Parties

We use two third-party processors. Cloudflare, Inc. hosts the site (Workers), the listing database (D1), and the image storage (R2), and provides Cloudflare Web Analytics. PostHog, Inc. processes the usage analytics described in section 3(c), under its own privacy policy. No data is shared with advertising networks or data brokers.

The footer links to a Facebook page operated by us as our public contact channel. If you click through to Facebook, your interaction there is governed by Meta's policies, not this one.

6. Your Rights as a Data Subject

Under the Data Privacy Act of 2012, you have the right to be informed, to access, to object, to request erasure or blocking, to rectify, to data portability, to be indemnified for damages sustained from inaccurate, false, unlawfully obtained, or unauthorized use of personal data, and to file a complaint with the National Privacy Commission. Because we do not maintain an account system or store personal data submitted to the Service, most rights are exercised by clearing your browser data. Usage analytics are not linked to your identity, and the daily-changing hash means we cannot single out your past visits. 7. Data Security

The Service relies on Cloudflare's platform-level security controls. We do not store credentials or sensitive personal information, so the risk surface from our side is minimal by design.

8. Changes to This Privacy Policy

We may update this Privacy Policy from time to time. The "Effective" date at the top reflects the most recent change. Continued use of the Service after a change constitutes acceptance of the updated policy.
