1. Acceptance of Terms

By accessing or browsing SimplySell (the "Service"), you agree to be bound by these Terms and Conditions ("Terms"). If you do not agree, please do not use the Service.

2. Description of the Service

SimplySell is a free, read-only catalog of Pag-IBIG foreclosed property listings sourced from publicly available auction data. The Service is informational only:

• There are no user accounts, sign-ups, or logins.
• You cannot submit listings, photos, messages, or inquiries through the Service.
• The Service does not facilitate bidding, payment, or any transaction.
• All purchase, bidding, and inspection processes must be conducted directly with Pag-IBIG Fund through its official channels.

3. Not Affiliated with Pag-IBIG Fund

SimplySell is independently operated and is not affiliated with, endorsed by, or otherwise connected to Pag-IBIG Fund (Home Development Mutual Fund). All references to Pag-IBIG, ROPA, and related terms are used to identify the source of the public listing data. To bid on or purchase any property displayed on the Service, you must follow Pag-IBIG Fund's official auction process — not anything on this site.

4. Data Accuracy and No Warranty

Listing details (location, price, occupancy, dates, photographs, and remarks) are sourced from publicly available Pag-IBIG records and may be out of date, incorrectly transcribed, or withdrawn after we ingested them. The Service is provided "as is" and "as available" without warranties of any kind, express or implied. Before relying on any listing, verify it directly against Pag-IBIG Fund's official source.

To the maximum extent permitted by Philippine law, we disclaim all liability for losses arising from reliance on listing details, including (without limitation) financial loss, missed bidding windows, or expectation harms.

5. Acceptable Use

You agree not to:

• Use automated tools to crawl, scrape, or otherwise extract data from the Service at a volume or frequency that interferes with normal operation. The source data is public — scrape it from the public source, not from us.
• Attempt to bypass technical protections, including the image-proxy endpoint or rate limits.
• Frame, mirror, or republish substantial portions of the Service in a way that misleads users about the source or affiliation of the data.
• Use the Service to engage in any unlawful activity under Philippine law.

6. Intellectual Property

The underlying listing data (descriptions, prices, photographs, ROPA identifiers) is publicly published Pag-IBIG Fund information. Under Section 176 of the Intellectual Property Code of the Philippines (RA 8293), official government documents and works of state agencies are not subject to copyright protection. The Service's own source code, brand, layout, and presentation are owned by us. These Terms do not grant you any rights to redistribute or re-host the Service's design or branded elements.

7. Limitation of Liability

In no event will we, our affiliates, or our service providers be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of the Service, even if advised of the possibility of such damages. Our total aggregate liability for any direct damages is limited to PHP 1,000.

8. Changes to the Service or to These Terms

We may change, suspend, or discontinue any part of the Service at any time, with or without notice. We may also update these Terms; the "Effective" date at the top reflects the most recent change. Continued use of the Service after a change constitutes acceptance.

9. Governing Law

These Terms are governed by the laws of the Republic of the Philippines, without regard to its conflict-of-laws rules. Any dispute arising under these Terms is subject to the exclusive jurisdiction of the courts of the Philippines.
