Why is the shorter freeze cheaper?

Because the risk is yours: when a short freeze ends, Pag-IBIG re-sets the rate to whatever it charges then, and your payment can rise.

What income do you need to qualify?

The payment must fit inside 35% of your income before deductions — that is the income column in the table. The check uses gross pay, not take-home, so treat it as a minimum rather than a comfortable level.

Does the promo rate apply to a ₱8M loan?

If the property qualifies (a house-and-lot over ₱950K, or a condominium over ₱1.8M), the first 3 years are charged at 5.75% — about ₱46,686 a month on ₱8M. Plan around the regular payment: the promo ends after 3 years, the loan does not.

No — it is a planning number, not an approval. Pag-IBIG approves the lowest of three figures: what your income can carry (computed here), 95% of what the Fund's appraiser says the property is worth, and the ₱10,000,000 program maximum.
